Parmenter Realty Partners’ Mandalay Tower in Irving, Texas Earns LEED Silver Certification

MIAMI, Fla., March 31, 2014 – Mandalay Tower in Irving, Texas recently earned LEED™ Silver Certification for Existing Buildings: Operations and Maintenance. The building, a 325,000 square foot office and retail building, is located at 220 E Las Colinas Blvd in the Urban Center of Las Colinas, and is owned by a partnership between Parmenter Realty Partners and American National Insurance Company.

Elements of the LEED Silver certification include improved operations and tenant comfort through implementation of a comprehensive re-commissioning program for the building operations, HVAC equipment and lighting, to identify opportunities to optimize their performance. Close collaboration with the janitorial services, landscaping, and exterior management vendors’ operation was key to delivering documentation of the environmentally responsible practices used at the property. In addition, Mandalay Tower demonstrated excellence in water efficiency, earning high marks for domestic water and irrigation water savings, and excellence in energy efficiency with an ENERGY STAR® score of 83.

Mandalay Tower, formally known as VHA Place, was recently rebranded when its anchor tenant VHA vacated the building in late 2013. The building is in the final stages of completing approximately $1,500,000 in renovations including a new fitness center with locker rooms and showers, lobby and common area upgrades, new elevator cab finishes, new conference center capable of seating over 100 people, new deli, new tenant Wi-Fi lounge with entertainment center, a garage lighting retrofit, creation of a new management office and centralized security station, a spec office suite with lobby exposure, and the installation of the custom arrangement of free form light fixtures in the lobbies. During this entire renovation process the building was preparing for LEED certification. The building also undertook a thorough investigation of its existing recycling and waste disposal practices, and during the LEED project, Parmenter Realty Partners rolled out an upgraded recycling program finding innovative ways to encourage participation and capture previously untapped waste streams.

The achievement of LEED Silver certification brings the total of LEED certified properties owned and managed by Parmenter Realty Partners to 13, representing over 4.9 million square feet.
