Parmenter In Pursuit Of Over $1B In New Acquisitions
Miami, FL – Value-add commercial real estate investment firm Parmenter Realty Partners has announced
the closing of its fourth investment fund, Parmenter Realty Partners Fund IV, L.P. With $253 million
raised in the fund, Parmenter also closed on an additional $51 million in co-investment capital yielding a
total new capitalization of more than $300 million at the final close.
The strategic fund was launched in September 2010 to invest in quality office properties presenting value-add
opportunies. Parmenter’s Fund IV is expanding its portfolio, currently comprised of six commercial
office properties within the firm’s investment niche purchased at a significant discount to replacement
cost. The firm reports that to fully invest the portfolio it seeks to acquire more than $1 billion in assets.
Parmenter’s COO Andrew Weiss commented on the fund’s close, “Fund IV broadened our investor base
to include more corporate and public pensions fund and offshore investors in addition to our traditional
endowment, foundation, and family office investors. The fund is performing well with a solid cash flow
to our investors – right now we’re pleased to be distributing a six percent yield on invested capital.”
Parmenter was founded in 1989 and has invested in some of the commercial real estate industry’s best
performing southern primary markets to include Dallas, Houston, Atlanta, Charlotte, and Fort Lauderdale.
