Parmenter’s Bank Of America Tower Earns LEED Certification
Parmenter Realty Partners’ Bank of America Tower in Jacksonville, Florida has received LEED
certification from the U.S. Green Building Council. The award marks the sixth Parmenter
property to be awarded LEED EB+OM certification.
The Bank of America Tower, a noteworthy structure in the downtown Jacksonville skyline, is a
42-story, 660,791-square-foot building built in 1990. Upon Parmenter’s acquisition of the tower,
the firm sought to improve upon the building’s sustainability and achieved the certification
through investment in a number of physical and procedural improvements.
Among these efforts, Parmenter has invested in green cleaning processes, new aerators resulting
in water use reduction, and improved recycling procedures and tenant education programs that
have led to reductions in the property’s generation of landfill waste. Additionally, Parmenter has
undertaken energy conservation measures such as performing a lighting retrofit, installation of
light sensors, and a recalibration of heating and cooling systems. The renovations have not only
resulted in this award but have also directly impacted utility savings for the tower’s tenants.
Utility expenses for lessors have been reduced by an estimated 20 percent.
The Green Building Certification Institute (GBCI) administers Leadership in Energy and
Environmental Design (LEED) certification to commercial and institutional projects registered
under the LEED Rating System. LEED for Existing Buildings: Operations & Maintenance
(LEED EB+OB) is designed to certify the sustainability of ongoing operations in existing
commercial and institutional buildings. This certification comes in addition to the building’s
other environmental accolades, to include an Energy Star rating of 83.
Steve Harrison, Parmenter’s Vice President of Facilities and Sustainability, has overseen the
tower’s transition. “We’ve always been a sustainable company — we’ve always focused on
doing the things that we should be doing to protect the environment,” Harrison said. “This gives
us the platform to demonstrate how we exhibit these beliefs in our buildings. What we like about
LEED is that it’s probably, of all the certifications, the one with that carries the most credentials.
It’s not an easy certification to get.”
Kaycee Gardner, Vice President for Jones Lang LaSalle Brokerage Inc., handles the building’s
leasing activities. She noted that the LEED certification will add another marketable feature to
the tower.
